Zones come before style, always

Before anything is chosen, a property gets divided by use. Arrival and parking. Service — bins, storage, compost, the thing you do not want to see. Active use, whether that is children, dogs or a vegetable plot. Quiet sitting. Screening and boundary.

Zoning is the decision that survives every subsequent change of mind about materials, and getting it wrong is what produces gardens that look designed and work badly: a seating area beside the bins, a play space nobody can see from the kitchen, a vegetable bed in shade.

Walk the property at three different times of day before drawing anything. Where does the sun land at breakfast, at lunch, at six in the evening? That is what decides where the table goes, and no photograph taken at one moment will tell you.

Circulation, trees and everything already buried

The route people actually take, worn into the grass over a season. Pave that line rather than the one that looks right on a drawing — and keep the trenching outside the canopy.

Circulation is where people actually walk, which is rarely where paths are drawn. The reliable method is to watch the desire lines across grass for a season and then pave those.

Existing trees are the highest-value item on any property and the easiest to destroy accidentally. Root protection extends roughly to the canopy edge, and trenching, paving or raising levels inside it kills trees slowly enough that nobody connects cause and effect three years later.

Then services: water, gas, electricity, drainage runs, septic fields and soakaways. Get them located before any digging is planned rather than after.

None of the three appears in a render. A generator sees a photograph, and photographs contain neither root zones nor buried pipes.

Planning across five to ten years

A property plan is a long document because trees are slow and money is intermittent.

Set the structure in year one: levels, main paths, boundaries, and every tree you intend to have. Trees planted in year one are the only part of the plan that improves while you do nothing.

Then take zones one at a time, in the order that annoys you most rather than the order that looks best on paper. A functioning bin store and a dry path to the door beat a beautiful border nobody walks past.

Keep a record of what was agreed. Ten-year plans drift, and the drift is what produces a property that reads as five unrelated projects. Render each zone in one consistent style and the drift is at least visible.

Where a render helps and where it misleads

It helps at the zone-styling stage, once use and circulation are fixed. Deciding how the sitting zone should feel is exactly the kind of question a picture answers faster than a conversation.

It helps with consistency, because running one style across every zone shows immediately whether the property hangs together.

It misleads about scale, because nothing in it is measured. It misleads about ground, because slope frequently comes back flattened and grading is invisible. It misleads about time, because planting is drawn at maturity.
